When appraising your home our qualified appraiser team member will call you and complete a short survey to determine some of the unique features of your home so they can come to your appraisal inspection prepared. Many times we will attempt to collect an assortment of the best available comparables and associated verification data.
Upon showing up for the inspection, which is more of just an observation, the appraiser will introduce themselves and ask for permission to begin on the outside of your home. On the outside they will take measurements to determine a accurate gross living area. Once done observing the exterior and taking the appropriate photos they will ask to enter your home.
On the interior of your home they will enter all areas of your home. If there is an area that is not accessible they may need to come back to your home, this may incur an additional trip fee. The appraiser is looking to take a general photo of all areas. This will represent to the User of the report that the appraiser was able to visually inspect the property in its entirety. The appraiser may after this point and before leaving you home have a few questions for you. These will typically be questions of how recently modifications/upgrading occurred, questions about the community HOA (if one exists), if a more rural area questions about road maintenance and utilities.
After completing the inspection the appraiser will drive around your market to photograph homes that will be used in your report for comparison. This exterior inspection of the comparables will give the appraiser a bit more information regarding any external obsolescence not advertised in public data as well as let the appraiser identify if there may be any other issues in terms of "curb appeal" or accessibility that may have impact on value.
That completes the field work. Next is the report of the results on the appropriate form based on the assignment requested. Data entry, verifications, and research determining appropriate market adjustments for any differences between your home and the comparables being considered. A final "adjusted sale price" is provided for every comparable and the properties most similar in overall appeal and/or most proximate and recent data will be considered in which data to place most weight on in the final determination of value.
