For lenders, an appraisal is one part of the holistic lending process. But like any process, there’s always a disruption that will test its structure. When an appraisal is delayed, requires repeated revisions, lacks necessary support, or creates questions during review, the impact can extend beyond the report itself.

The right appraisal partner should help make the valuation process more efficient, consistent, and transparent while providing credible appraisal reports that support the lender's decision-making process.

  • Who do I call? Why are we requesting another revision?

These are real frustrations that come up in conversations across the lending and appraisal industries. So, when you're evaluating the people and companies involved in your appraisal process, here are a few things worth paying attention to beyond the report itself.

We're waiting on the appraisal

Few things are more frustrating than hearing “we're waiting on the appraisal” without knowing what that actually means. Not every delay can be prevented but being left uninformed can. Look for an appraisal partner that makes it easy to track an order and, when you need more than a status update, gives you access to an actual person.

When quality control works

Nobody wants to send an appraisal back for something that could have been caught beforehand. That's where quality control (QC) matters. 

A good QC process should look for potential issues before the report lands in your hands vs. waiting for your team to find them. Oh and don’t get us started if the same revision or clarification keeps coming back…fewer unnecessary back-and-forths are better for everyone.

Revision requests can identify an opportunity to better understand a client's expectations and address them earlier in the process rather than creating more work, and headaches.

A strategic appraisal partner

A strategic appraisal partner knows that every lender isn't exactly the same. There are different workflows, requirements, loan products, expectations, and sometimes additional appraisal guidelines.

Eventually, something will go wrong, right? An inspection gets delayed, a property turns out to be more complex than expected, additional information is needed, someone has a question about the report, and the list can go on.
