Understanding the UAD 3.6 Transition
For appraisal management companies (AMCs), the transition to UAD 3.6 introduces operational considerations that can affect appraiser assignments, fees, turnaround times, quality control, and ultimately, the service AMCs provide to their lender clients.
UAD 3.6 represents a major advancement in how residential property appraisal information is collected, standardized, and delivered. Developed by Fannie Mae and Freddie Mac, the updated dataset aligns appraisal reporting with modern data standards and introduces a redesigned Uniform Residential Appraisal Report (URAR).
Unlike the previous system, which relied on multiple legacy appraisal forms, UAD 3.6 establishes a more dynamic reporting structure designed to accommodate different residential property types and inspection scenarios within a unified framework.
Sun Pointer: For AMCs, UAD 3.6 readiness goes beyond confirming that appraisers can complete the new report. Review your vendor network's software compatibility, training, and quality control processes to help minimize assignment delays and reporting issues during the transition.
Fannie Mae and Freddie Mac began the broad production phase on January 26, 2026, allowing lenders and industry participants with compatible systems to begin submitting UAD 3.6 reports. The mandatory implementation date for new appraisal submissions to UCDP is November 2, 2026.
It’s Only a Concern if You’re NOT Ready
Professionals are raising concerns about the additional time required to complete UAD 3.6 reports, the learning curve associated with new software, and whether appraisal fees adequately reflect the expanded reporting requirements.
Sun Point Appraisals is receiving UAD 3.6 assignments at the same or lower fees than previous appraisal formats, while other firms are requesting additional compensation and longer turnaround times, which present a challenge for AMCs balancing lender expectations with the time, expertise, and resources required to complete assignments accurately.
For AMCs managing multiple appraisers and high assignment volumes, these challenges can create additional pressure on scheduling, vendor coordination, report reviews, and delivery timelines.
Sun Pointer: Don't evaluate appraisal partners on fees alone. Consider their UAD 3.6 readiness, turnaround times, quality control procedures, and responsiveness. The right appraisal partner can help your AMC maintain efficiency and service quality as reporting requirements evolve.
With our experience, in-house quality control, proprietary cloud-based technology, and dedicated client support, Sun Point Appraisals offers AMCs an established appraisal partner as the industry moves toward mandatory UAD 3.6 adoption.
